The following are the general criteria for our search in North Rhine-Westphalia (NRW).
Property Type #1: Multi-Family Homes (MFH) |

Multi-family homes with value-add potential (Opportunistic & Value Add) Examples include rental backlog (under-rent), renovation backlog, or other development opportunities, starting from 4 units. |
From 1950 onward preferred. |
Small, functional floor plans, preferably with balconies |
Low commercial share preferred – If commercial spaces are present, conversion into residential use should be possible. |
Good public transport connections and shops and amenities for daily needs should be within walking distance. |
Maximum travel time to city centers and major cities – 45 minutes by public transport. |
Target price per m² Less than €1,500/m² in B locations; less than €1,000/m² in C-D locations. |
Property Type #2: Condominiums (ETW) |

Layout: 1–3 rooms, functional and compact floor plans, balconies preferred |
Vacancy: Preferred (for faster implementation of value-add measures) |

Long-term lease/management properties for the purpose of furnished rentals (e.g., to business travelers, students, construction workers, project managers, etc.). |
Unit size per property between 3–10 residential units per property. |
